How Old Is Your Roof, Really?
If you live in one of Casselberry's older subdivisions — Carriage Hill (built 1967–71), Lake Kathryn Park (1946–68), or Lake Kathryn Village (1966) — your roof is very likely on its second or third re-roof since the city's 1950s–80s growth boom, which means black algae streaking has had decades of uninterrupted growth to work with.
The 1950–1980 Boom, in One Number
Casselberry's population went from 407 to over 15,000 between 1950 and 1980. Almost all of the housing built in that window has now had at least one re-roof, and in the oldest pockets — Carriage Hill (1967–1971), Lake Kathryn Park (1946–1968), Lake Kathryn Village (1966) — a second or even third.
Every re-roof resets the shingle's factory algae-resistant coating. What it doesn't reset is the roof's exposure history: a home on its third roof has still spent the same decades under the same lake-humidity and oak-canopy conditions as the home next door, which is why a roof's construction date matters less here than how long it's actually been between cleanings.

The Enclave at Wyndham Woods, a townhome community built in 2006, sits directly next to Wyndham Woods, built mostly around 1981. The roofs are 15–20 years apart in age despite being neighbors — and it shows in algae load, not just curb appeal. Roof age (or more precisely, time since the last cleaning) predicts algae streaking far better than a neighborhood's general reputation does.
What's Actually Growing There
The black streaking on an aging Casselberry shingle roof is Gloeocapsa magma, a blue-green algae that feeds on the limestone filler in asphalt shingles and produces a dark, UV-resistant pigment as protection. It spreads by airborne spores and needs sustained moisture to establish — which is exactly what Casselberry provides, with more than 30 lakes and ponds inside 7.5 square miles keeping ambient humidity higher near shoreline neighborhoods like Howell Cove and Sausalito Shores.
Moss is a separate, usually later-stage problem on the same roofs: it needs the shade that Casselberry's mature laurel oak and live oak canopy provides, and once established it holds moisture directly against the surface and works into the shingle or tile with root-like rhizoids.
The HOA Variable
Several Casselberry subdivisions, including areas around Wyndham Woods and Deer Run-era homes, reportedly lack a mandatory HOA — unusual for Seminole County. Where that's true, there's no architectural-review board flagging roof staining, so it's easy for streaking to run years past the point it would be addressed in a tightly-covenanted neighborhood elsewhere in the county.
